Ground floor
The front door opens directly to the triple-aspect kitchen / dining room (43m2) with wooden floor, exposed stone wall, exposed beam ceiling, a range of kitchen units and a wood-burner. From this room a door opens to another large room (42m2 - currently used as an artist's studio but which could make a very spacious sitting room) with tiled floor, exposed stone wall, exposed beam ceiling and a wood-burner.
First floor
A wooden staircase rises from the sitting room to the first floor landing. Up here there are three spacious double bedrooms (21m2, 16m2 and 12.5m2), each with wooden floors and exposed stone walls. The bedrooms share a bathroom (bath, shower, wash-basin and WC). In addition to this there is another room (11m2) which is currently used as a laundry store-room for the gites.
Larger gite
This attractive gite comprises a large open-plan living room (42m2) with tiled floor, exposed stone walls, exposed stone ceiling, wood-burner and an area with fitted kitchen units. On the first floor there are two bedrooms (17.5m2 and 11.5m2) with wooden floors and exposed stone walls. There is also a bathroom (bath, wash-basin and WC).
Smaller gite
This very pretty gite comprises and open-plan living room (20m2) with wooden floor, exposed stone wall and a corner kitchen area. To one side a door opens to a bedroom (8m2) with wooden floor and exposed stone wall. There is also a separate shower room with shower and WC. A wooden staircase rises to another room (about 10m2 - with limited head-height).
Outbuilding
Between the main house and the large gite is a large barn (about 100m2) into which it could be possible to extend both the gite and the house (subject to any relevant planning permissions).
Exterior
The buildings sit on a plot of 3340m2. The garden has been beautifully plants with flowering plant, trees and shrubs. To one side is the swimming pool which is surrounded by a paved area. Next to this is a large area with parking for several cars. The rest of the garden is mainly left to lawn. Just over a little lane (access to the neighbour) is an orchard (920m2).
This is a lovely property in that sought-after edge-of-village setting which offers income potential.

About Poitou-Charentes
The start of South Western France, Poitou-Charentes enjoys both a wonderful coastline, varied countryside, pretty villages and interesting towns. The climate of the region is one of the mildest in France, and the coastal area in Charente-Maritime is the sunniest part of France after the Mediterranean coastal areas. Poitou-Charente now forms part of the large new region known as Nouvelle Aquitaine.
Charente-Maritime is the most westerly department of the region and offers wonderful stretches of coastline, with long sandy beaches and fishing ports. La Rochelle is a vibrant port resort and has lots of top quality shops and lovely restaurants. The island of Ile de Re is simply wonderful, with long sandy beaches, vineyards, little harbours and bustling markets it just oozes charm. Not surprisingly it's more expensive to buy property in Charente-Maritime than in other parts of the department but if you can afford it, it is a wonderful part of France.
Inland from the Charente-Maritime is the department of Charente which gains its name from the river that winds it way through the area bordered by lovely villages and market towns. The area offers a more rural lifestyle than its neighbour. The countryside is undulating, scattered with pasture land, sunflowers and offers wide panoramas. Cognac is probably the best known town in Charente, sitting astride the river Charente it is a really interesting place to visit, to enjoy the distilleries, the river and the wonderful restaurants. Buying property in Charente is better value in the north and east of the department.
To the east of Charente is the department of Vienne which is slightly more rural than its neighbour. The river Vienne, along which there are lovely beaches, flows through the department and adds charm to many of the pretty villages along its banks. Poitiers with its theme park of Futuroscope, is the best known town in Vienne and a
