Description:

Here we have a beautifully restored and presented Former Water Mill dating in part from the 14th Century with 7 bedrooms, a delightful Pigeonnier and a Swimming Pool, all set in stunning parkland gardens of approx. 9025m2.

Set in over 2 acres of beautiful and easily maintained level parkland grounds with mill pond and frontage to the River Menoire, this stunning property was originally a walnut and corn mill.

Dating back to the 14th century this beautiful water mill, restored and maintained to a very high standard by the present owner, could be operated as a business but equally provides a superb and unique family home.

The grounds are extensive, the mill pond is well stocked with fish and there are fishing rights on the River Menoire, with its small waterfalls, attracts a variety of wildlife. An additional benefit is the 6 metre above ground swimming pool.

There is also the potential for generating the property's own electricity supply. In all, a beautiful, flexible property, in a secluded paradise but within easy reach of local amenities and attractions in the Dordogne Valley, a few minutes away from Beaulieu-sur-Dordogne and the borders of the Lot, Correze and Dordogne, considered 3 of the most beautiful departments in France.

The airport at Brive is only 45 minutes away and other local airports are Limoges and Bergerac. There are two golf courses in the area also.

Approaching the property through private gates and crossing the small river over a pretty bridge you immediately feel the beauty of the property and it's grounds.

The property is approached by a gravel drive with an open car port next to the garage/utility room both attached to the main house.

Entering the ground floor of the house you arrive through double glazed doors into a well designed kitchen. With its breakfast bar, full range of fitted units, and quality appliances this is a very tasteful and functional kitchen. It benefits from a large walk-in pantry with space for an upright fridge freezer, a real bonus to the kitchen. There is also a very useful downstairs shower room with toilet, great for showing after using the swimming pool.

Leading from the kitchen you enter a beautiful characterful dining room with a reinforced glass floor panel which gives a view of the mill race with its underground stonework. The view from this room looks over the gardens and very stunning Pigeonnier.

A generously proportioned hall is the main entrance to the property. There are exposed beams and stonework with a large range of fitted cupboards including a hidden office area. Double glazed doors lead out onto a covered terrace with fenced and gated steps down to the mill. Leading from the hallway is a very beautiful large sitting room which was originally part of the working mill floor.

Maintaining some of the original mill ironwork this room oozes natural character again with exposed beams and stonework. There is a large stone fireplace with wood-burning stove, double glazed doors to the garden and behind the fireplace is a bread oven which could be opened up from the outside to provide a pizza oven or barbeque.

Leading to the first floor via beautiful wooden staircase in the sitting room, you will find a spacious landing leading to a nice bathroom and separate wc. A character double bedroom is at the end of the landing with original wood floor, high ceiling, exposed roof timbers and double aspect dormer windows.

Leading off the landing currently behind a locked door is a a 3 bedroom gite/apartment with living area and shower room with toilet.

Access to this gite is behind the property via a beautiful covered and gated terrace suspended over the stunning mill pond.

Another 2 bedroom gite, again accessed from the rear of the property, with its own private terrace is apparent to the left of the property (see floor plans).

These gites have been designed to enable the rooms to be easily converted back into main living space if the new owners desired.

Opposite the main house is a stunning Pigeonnier, which is currently used as a 1 bedroom luxury gite/apartment.

The ground floor comprises a kitchen and shower room with toilet. The staircase leads you to a luxurious double bedroom with the most amazing timbered roof.

A truly stunning pigeonnier with an outside covered terrace overlooking the mill race and gardens with its array of established fruit trees of many varieties.

The overall habitable area of the main house is approximately 260m2 and is fully double glazed and well insulated.

The drainage is connected to a septic tank that conforms to current regulations and the whole property and gardens are constantly and well maintained.

A truly stunning and unique residence in the most wonderful location, which needs to be seen to be fully appreciated.

The department of Correze is located in south central France, Correze belongs to the Limousin region. Correze is the name river running through the department. The population is around 240,000 inhabitants and is split into three arrondissements (Tulle, Brive and Ussel), 38 cantons and 285 towns and villages. Lanscapes in this department are mountains, plateaus and valleys. The highest mountain is the Mont Bessou at 978m.

Correze has many pretty villages or towns. It has six villages belonging to the 'Prettiest villages of France' category, so watch out for Collonges-la-Rouge, Curemonte, Saint-Robert, Segur-le-Chateau, Treignac and Turenne.

Limousin is often described as one of the cheapest French regions in terms of property. It will depend of course on the location and your personal expectations but in general you get a lot for your money.

Less than 12% of the properties in Correze are second homes but the number is climbing as it is really sought after for quality holiday homes and setting up a B&B style business.
