Opis:

This is one of two adjoining stone village houses for sale by the same owner and located in the older part of the village of Ypsonas, which is situated on the Paphos side of Limassol.

Approximately 90% of the necessary renovation work has been completed and this has included a new roof, staircase and timber ceilings. The interior stonework has been restored and re-pointed. Solar panels have been installed, as have new services, with water and electrical installations and new drainage.

The ground floor has a kitchen-diner with timber cupboard units and marble work tops, built in oven, hob and extraction unit and plumbing for a washing machine. Glazed French doors lead to the courtyard.

Leading off the kitchen is a storage area and beyond this is either a sitting room or second bedroom as preferred. The new en suite bathroom leads off and has a shower, wash basin and wc. The ground floor also has the facility for installing a wood burning stove.

On the first floor, there is one large room with plumbing for an optional second bathroom, plus a storage area to the rear. Double glazed French doors lead to the tiled open sun deck area.

The sun deck overlooks the shaded walled courtyard below and is large enough to accommodate sun loungers or a dining table and chairs - ideal for alfresco meals! The tiled roof has solar water heating panels and water tanks above produce hot water at no cost.

Original traditional wooden gates lead into the private high stone walled courtyard, which has room to accommodate a car. There is also a parking space directly outside the property.

The house occupies a plot of about 49 m2 (527 square feet) and has a total floor area of some 87 m2 (936 square feet).

Natural stone houses are increasingly sought after as they are both low maintenance and ideal for the sunny climate in Cyprus. Natural stone retains the Summer heat while remaining cool and in the Winter, this stored heat keeps the property at an even temperature without the need for costly air conditioning units and central heating, which are now regarded as essential in the new concrete houses.

The larger adjoining house is also for sale, either separately or together with this property. It requires complete renovation, for which a grant of up to 90% should be available. Please contact Investabroad Properties for further details.

THE VILLAGE OF YPSONAS

Ypsonas is one of the largest villages in the Limassol District and is located about 7 kilometres West of the City of Limassol. There is a local bus service every 20 minutes during the day into the centre of Limassol.

The village has a thriving mixed economy. Agriculture is, unsurprisingly, of considerable importance, with vines, for both wine making and table grape varieties, cereals, citrus, almond, olive, locust and fruit trees all being cultivated in the surrounding area.

Other contributing activities include the production of sausages and cheese, sawmills, metal and nickel working, the manufacturing of wooden furniture, as well as the packaging of agricultural products. In addition, a large proportion of the active population of the village is employed in the service and tourist industries.

The origins of Ypsonas are believed to go back to medieval years and it is recorded that it was one of the villages which belonged to the King of Cyprus himself during the era of the Frank domination. During the fifteenth and sixteenth centuries, it was almost certainly sacked by invading armies.

It seems that the village was not highly thought of during the nineteenth century, given that its total population in 1881 was no more than three! However, during the last century, it was increasingly inhabited at different times of the year by land owners from other villages to work the land until, eventually, they abandoned their own villages and moved permanently to Ypsonas.

As a result, the population increased gradually before the Second World War and quite spectacularly since then, rising from 492 in 1946 to around 8500 as it is today. It follows that it is a thriving community with a whole range of facilities and it is regarded as a highly desirable residential area, boasting many large individual properties of considerable value.

As well as its own schools, Ypsonas has a wide variety of good local shops, supermarkets, tavernas, restaurants, doctors' and dental surgeries and is about five minutes drive from the main Limassol hospital.
It is easily reached by motorway from the two international airports, Paphos and Larnaca being approximately 30 minutes and 40 minutes drive respectively.

IN AND AROUND THE CITY OF LIMASSOL

Limassol is the second largest city on the island and is a bustling cosmopolitan metropolis. It has a large commercial centre with one of the busiest Mediterranean ports serving both commercial vessels and cruise ships. It is also the centre of the island's wine industry.

A short distance from the town is the imposing medieval Kolossi Castle, with its arrow apertures and narrow spiral staircases. The original castle was probably built for the Knights of St John of Jerusalem (Hospitallers) in the 12th century and was once the home of Richard the Lionheart. The present castle was built by the Hospitallers in 1454.

Other places to visit are the Natural Sea Sponge Exhibition Centre, Oleastro - the Olive Theme Park and renowned organic olive oil production centre, the Cyprus Wine Museum and, of course, the many picturesque little coves and sandy beaches in and around Limassol.

Just a short drive away are the famed Troodos Mountains, with their many Byzantine churches and monasteries, some of which form a UNESCO World Heritage Site. It surprises many people to know that there is a well developed skiing facility and organisation for skiing on Mount Olympus, part of the Troodos range.

Not surprisingly, water sports figure prominently in any list of activities in and around Limassol. However, golf is also available at the par 72 course, which is about a 30 minute drive from Limassol and is set amid stunning scenery. Stretching back from the sea, it extends over 10,000 acres and offers an excellent day's golfing at a fantastic price.

There are also ample opportunities for horse riding, walking and many other activities within easy reach of Ypsonas. Children will delight in the Fasouri Watermania Waterpark, located just outside Limassol and recognised in 2007 by the World Travel Award as one of three top water park attractions in Europe.

ALSO AVAILABLE FROM THE SAME OWNER

The owner of this property and the adjoining house is selling two other properties, details of which are available separately, and is prepared to consider offers if all four or three of the four are sold as a package. They are:

1. A prime building plot of about 1717 m2 (2053 square yards) in an exclusive residential area on the outskirts of Ypsonas.
2. A small stone house in Pyrgos, also near Limassol, on a plot of 411 m2 (491 square yards) with main road frontage and potential as a commercial development site.

Note: These details are provided and intended as a general guide only and do not form a contract or any part of a contract. Intending buyers must make their own investigations and are advised to take appropriate independent legal advice. The final sale price may vary due to currency exchange fluctuations.
