The estate consists of a farmhouse of 275 square metres, a 50 square metres annex to completely restore, and a 13629 ha of land. The structure of the farmhouse is of stone and brick and used to have a wooden roofing which collapsed as most of the perimeter and flooring of the house.

The property is located in a predominantly agricultural area near the Morleschio hamlet which is in the municipality of Perugia. This city is rich in history and monuments and is a cultural and economical hub of the region, attracting tourists and students. The estate is registered at the NCEU of Perugia. The estate was built before 1967 and has never been restored or modified.

The estate is in the name of a person and is subject to a tax registration of 10% for the buildings or 3% if purchased as first home with the obligation of moving in within 18 months from the date of the notarial deed. The land will be taxed in accordance with the law.

The property, situate near Perugia, could be used as main residence or second home. It is in a strategic and well supplied location and could also be a convenient base to reach and visit the main centres of Umbria.
