Opis:

Situated in a charming village with shops and businesses and fully renovated by the current owners bringing it back to its original character but with the modern comforts of mains drains, gas central heating, modern insulation and double glazing whilst retaining its original features and character. Offering a large main house with a potential to convert the attic as further bedrooms, cinema room, hobby room etc plus the apartment it really does offer a wonderful opportunity to become part of rural French village life in comfort. Imagine a small coffee in the local bar on your way back from the allotment with a basket full of fresh veggies for lunch! The main house consists of; On the ground floor- a large welcoming entrance hallway with original wooden staircase and double doors to the living room. The living room is light and spacious with windows south, tiled floors (as does all of the ground floor)the original stone sink (no longer functional but beautiful none the less) monumental fireplace with modern log burner and beamed ceiling, double doors to the kitchen. The kitchen is simply fitted with standard units and is big enough for a breakfast table, it leads on to the utility room which is fitted out for all appliances and has a door North west to the courtyard. To the rear of the utility is a w.c. The courtyard can be divided easily enough to allow the main house and the apartment to have their own courtyards or kept communal. There is a stone staircase to a gate at the top of the land which leads directly to a small communal children's playground for toddlers behind the house and then on to the heart of the village where there is a lovely Saturday market. On the first floor are three bedrooms. The master suite really is something special with a wood burner in the fireplace, new wooden floors laid in the old style of irregular planks, beamed ceilings and south facing windows, double doors lead to a large dressing room and on to the bathroom. The other two bedrooms have the same floors and are divided buy a hallway and share a shower room. The attic really is a superb space, ready to be put to use in any number of ways, there are 5 south facing windows, three west facing windows and three north facing 'velux' windows. This allows for it to be divided in any number of ways to make smaller rooms or to keep as one large space, in all 92 square meters of useable space (113 square meters including reduced head height) The apartment has the original shop front which has been completely renovated by a local craftsman giving it a lovely light and airy feel. Conceived with disabled users in mind the one level is tiled with a wet room style shower room, living room, galley kitchen and bedroom office. There is a door to the courtyard too. Taking a short stroll to the vegetable garden we find a fenced space south facing on a gentle slope with a water tap and some fruit trees. A really lovely property, renovated to a high standard in a great village. Why wait?

About Midi-Pyrenees

The Midi-Pyrenees was amalgamated with Languedoc-Roussillon in 2016 to form the enlarged region known as Occitanie. We are sticking with the old region name at the moment as it is still the one most people recognise for this delightful region. Even as Midi-Pyrenees it was one of the largest regions in France, nearly the size of Austria, and as such we cover only two departments in depth being Tarn et Garonne and Haute Garonne. Our partner offices do have some properties for sale in Gers, Haute Pyrenees, Aceyron, Ariege, Tarn and Lot but their main selections are in the above named departments. This puts our houses in Midi-Pyrenees closer to Toulouse, with its easy access from the UK, than to the sea. We believe we offer our French property selection in the part of Midi-Pyrenees that most U.K. buyers are looking for.

Our Tarn et Garonne properties are located in the triangle between Cahors, Montauban and Agen. All are delightful towns to be close to and all of them sit amongst the unspoilt countryside of hills, orchards, meadows and gorges that makes this department so beautiful. When I think of Tarn et Garonne I think of wide open spaces, pretty villages, the forest of Agre (1474 hectare of forest land near Montauban), the River Garonne and long, warm sunny days to enjoy the numerous markets and lovely cafes. Buying a property in Tarn et Garonne would be unlikely to disappoint.

The department of Haute-Garonne adjoins the southernmost boundary of Tarn et Garonne where it enjoys the same soft, undulating landscape that Tarn et Garonne offers but as you head further south the landscape becomes more rugged until you reach the foothills of the Pyrenees. This diverse landscape is more forested and less agricultural than the north of the department and again enjoys the river Garonne flowing through. It also offers access
