History: Although there is archaeological evidence pointing to the existence of a Roman Inn on or near this site, the first recorded building is believed to be the Coimbra College of Arts (16th Century) This building was replaced by the Court of the Inquisition (16th - 19th Century) The Court House was constantly modified during this period and most of the current building is circa 19th / 20th Century.

Location: The property is located in the centre of Coimbra, a short walk to restaurants, bars, cafes, markets, shops and many of the local tourist attractions. Coimbra 'A' train station and the bus station are a short distance from the property.

Plans: Plans have been approved by the City Council to renovate and transform this building into a 90 bed Hostel. The projected cost for carrying out the renovation as per the approved plans is approx 600,000 euro's. The approved plans, permissions and predicted costs will be available to prospective purchasers. As the building will need to be fully renovated the following is a short description of the building as it stands:

Ground Floor: The ground floor is split into 2 areas; most of the area is utilised as a Restaurant and bar, currently operating and rented, generating an income of approx 1500 euro's per month. The restaurant will not be affected by the renovation plans.

The remainder of the ground floor is taken up by the ornate 19th Century front door leading to the large hallway, store rooms, stone staircase and an elevator.

First Floor: There are multiple rooms and divisions all with wooden floors, high ceilings and original plasterwork. The rooms to the front and side of the property have large period windows, some with Juliet balconies, and wooden shutters. The rear of this floor was also used as a kitchen and retains the original oven housings and chimneys', stone work surfaces and stone sink.

Second Floor: Further selection of rooms and divisions all with wooden floors, high ceilings and original plasterwork. The rooms to the front and side of the property have large period windows, some with Juliet balconies, and wooden shutters.

Third Floor: The third floor is the most recent addition to the building. It is separated into 2 large apartments each with bedrooms, Lounge, kitchen and bathrooms. There is a large terrace to the rear of the property on this floor.

Outside: There is a courtyard to the rear of the property with stairs leading to each floor which can also be accessed via the elevator. There is a terraced garden area with ornate stone gateway giving access to the property from the road on the adjacent hillside. There is also a garage with vehicular access.

Most of the other buildings surrounding the Patio da Inquisicao are owned by the local council and have already been refurbished. Hostel customers will be able to park in the Patio outside of the building.
