Resort Overview

Aqueous Marsa Alam is a hotel resort with 222 2-bed apartment units, 86 1-bed apartment units, a hotel, shopping complex, spa and water sports centre. Included in the facilities are childcare or creche facilities and just down the road is the local water park with water slides and games to make a truly family friendly resort. Our local dive school also provide guides and training to ensure a safe diving experience as you visit the local reefs and wrecks, enjoying the best diving experience in the world.

Guarantee Returns On Investment

Kuwait Holdings owns and manages the entire complex, including the hotel and is offering the apartment units for sale. For potential investors there is a guaranteed 7% rate of return on investment promising 14% of the sale price returned within the first 24 months of operation. This does not include for property appreciation or changes in value; this is a cash in hand guarantee. All rentals, servicing and maintenance will be managed through the hotel providing investors with a safe, steady annual income from the resort paid annually.

Why Invest Aqueous Marsa Alam

·Until completion all clients monies are paid into a virtual escrow held by Barclays plc from which quarterly statements are sent to the client to show that their money is safe in a UK bank. The developer will sign a legal guarantee that only on completion of the units and delivery to the client of their new front door key will payment be taken from the accounts.

·Low buy in price and long term payment plans. Most instalments over the 5 years are 10% blocks which limits to the client to only having to pay £5, 850 at any one time.

Scuba Diving & Snorkelling trips to Marsa's 3 top dive sites

Elphinstone -Situated 6.5 nautical miles from the Marsa Alam coast, the Elphinstone site is teeming with sea life including sea turtles and anthias. An impressive variety of sharks are also known to visit the reef, including hammerheads, grey reef sharks and from October to January, white-tip sharks.

Shaab Samadai (Dolphin House)- Nicknamed Dolphin House in reference to the pod of 60 or so spinner dolphins that frequent the site, Shaab Samadai is a horseshoe shaped reef off of the southern Marsa Alam coast. In addition to the playful spinner dolphins that reside here, the shallow, turquoise lagoon is also populated by schools of reef fish including leopard groupers, lionfish and masked butterfly fish. Shaab Samadai has 3 distinct scuba diving areas; the outer reef, the underwater caves and the pinnacles located to the south of the reef.

Fury Shoal - A network of hard coral formations make up the complex reef system of Fury Shoal. Inhabited by a variety of pelagic fish, dolphins and several species of shark, Fury Shoal is a diverse coral garden and a spectacular dive site. Aside from the endless colourful sea life, the lagoon also contains the wrecks of a tugboat and a sailing ship for your exploration.

Return on investment

The developer is offering investors a guarantee of 14% return on investment over the first 24 months of operation. We are currently working with several tour operators in the UK and Europe, along with a major scuba diving club to provide an ensured rental scheme that will provide 12%-14% return on investment per annum.

All rentals will be managed through the hotel complex allowing us to work with major tour operators as a pose to renting out the apartments individually helping to ensure the guaranteed rate of return and to maximise performance. There is an annual maintenance fee of £600 associated with the upkeep of the units which will be taken out before returns are paid.

The rental return scheme allows each owner 28 days of usage per year, usage above this amount is allowable but will void the guaranteed rate of return. In addition each owner will receive a 30% discount all activities on the resort including the spa treatments, restaurants and many of the activities. This discount only applies to operations fully owned and ran by the developer, see sales contract for more details.

Payment Terms

All apartments are being offered with 2 types of purchase plan, giving the option of management services from the developer and of entering the guaranteed rental scheme and a second option of straight purchase for those who wish to use their property as simply a holiday home.
