Description:

The superb plot of 6000 m2 is approached from the road by a private drive of about 300 metres. There are ample car parking facilities by the house.

The property was built to an individual design for the present English owner and was constructed to the highest standards in accordance with the exacting specification. It has full central heating and all windows are double glazed. Floors throughout are finished in luxury floor tiles by Johnson.

In the main house, the generously proportioned 120 m2 (1291 sq ft) of living accommodation is largely South facing and is entered through a floor to ceiling glazed porch measuring 10' x 8'. The main door then leads into the large open plan lounge, being 30' x 20'. This features a beamed ceiling and Stovax wood burning stove for Winter use. There are three large windows, whilst patio doors lead to a very large balcony, from where there are beautiful views over the valley.

The kitchen is fully fitted with a comprehensive range of floor and wall cupboards and ample working surfaces. These are complemented by the integral appliances, all by Frankl and including corner cooking unit with oven and ceramic hob having stainless steel hood above with extractor unit, dishwasher and fridge-freezer.

A very large 'L' shaped balcony, finished in natural stone, runs the length of the front and side of the building and leads to the large master bedroom, an excellent size being about 18' x 18'. This has a beamed ceiling, patio doors overlooking the valley and a West facing window to take full advantage of the glorious sunsets. The spacious en suite shower room is fully tiled and includes a double size shower, wash hand basin and WC.

An open plan staircase leads to the lower level and the second double bedroom, 18' x 12' and having a beamed ceiling and 3 metre wide patio doors leading on to the private balcony from where, once again, there are superb views over the valley. A storage area is below the stairs and also on this floor is the fully tiled second bathroom, 8' x 8' and having shower, was basin and WC.

The utility area includes a washing machine and tumble dryer. The house has telephone and internet connections, plus a solar panel for water heating.

The spitaki or small house has some 55 m2 (592 sq ft) of accommodation with beamed ceilings throughout and includes an open plan living area with a range of fitted kitchen units (as seen in the photograph), single bedroom, bathroom and separate store rooms.

Outside is a barbeque area with seating and a large barbeque. The beautifully landscaped gardens are a particular feature of the property and include an abundance of trees, mature bushes, flower beds and stone walkways. They are enhanced by the most attractive, hand crafted stone walling, which weaves its way through the garden areas.

The total area of the plot is 6000 m2 or just under an acre and a half and it has the benefit of the outstanding views over the picturesque valley, with its fields of olive and fruit trees.

KEFALOS

Kefalos Town and its beach are located at the South West of the island and are some 43 km from Kos Town. There is a regular bus service connecting the two. The island's airport is about 15 minutes drive away.

The charming old town is a delight to explore, whilst the resort itself provides a wide range of facilities, including a fine variety of fish taverns, restaurants and bars.

There are several historic monuments in and around the town, perhaps the best known being the monastery of Agios Nikolas, situated on a small island within easy swimming distance of the beach. The beautiful beaches are known for their clean golden sand and provide an abundance of water sports facilities.

KOS

The island of Kos is located in the South Eastern Aegean Sea and is the third largest island in the Dodecanese group. The island is famous for its rich vegetation and temperate climate - described by the Roman doctor Gallino as “the most temperate place in the world”! It is also notable for being the birthplace, in 460 BC, of Hippocrates, known as the father of medicine and who founded the Great School of Medicine of Kos.

As well as its beaches, for which the island is so well known, Kos has a number of delightful picturesque villages, some of which have been totally untouched by tourism. There are also plenty of historic sites to explore, among them being the ruins of The Asklepieion, near Kos Town. This ancient medical centre dates from the 3rd century BC and was built to honour the god of medicine following the death of Hippocrates.

There are also some fine, well preserved Roman remains, the 14th century Nerantzia Castle at the entrance to the port of Kos Town and built by the Knights of St. John and the Venetian Castle of Antimachia, also from the 14th century, which incorporates two churches within its well preserved walls.

To complement its thriving night life, the island has a number of festivals at different times of the year, all adding to its many attractions as a wonderful place to live, full time or part time or to enjoy frequent holidays in one's own home at Kefalos.
