INTRODUCING THE AREA

The property occupies a private rural location and is approached by a long, private, securely gated driveway from Anakiwa Road. It is 1.24 kms from the Picton to Havelock road, the Queen Charlotte Driveway, and 3 km from the small town of Linkwater, which provides a selection of local facilities. These include shops, a garage, tennis court, co-educational primary school, pub and restaurant, fire station and chapel. The Linkwater Motel is situated in Queen Charlotte Drive.

There are countless reasons why this location simply takes the breath away and why it must rank as one of the finest to be found anywhere – not just in New Zealand but, literally, anywhere! Of course, the magnificent panoramic views across the Grove Arm of Queen Charlotte Sound and the majestic surrounding hills and countryside come first, but then there is so much more to enjoy that is virtually “on the door step”.

The village of Anakiwa lies at the head of the Grove Arm and is host to its renowned Outward Bound Centre. It is also the end point of nature trails, including the famed Queen Charlotte Track. Close by the property, there is a wide range of activities, including boating, kayaking, diving, fishing, bird watching, hunting, riding, walking, cycling and wine tours. For the boating enthusiast, there are three jetties and launching ramps within 2 km and, at present, nearby moorings are available to purchase.

Water taxis will transport you to the endless bays of the sound, which you will never tire of exploring, whilst there are many fine restaurants to be found where the bays meet the land.

The village and port of Havelock are 18 km away. Picton, 22 km from the property, is the main port from the North Island to the South Island and has ferries running four times a day. Picton Airport is 4 km from Picton. The property is a 40 minute drive from Blenheim Airport and 70 minutes from Nelson, well known for the large number of resident artists and craftspeople who cover the spectrum of contemporary, traditional and Maori work.

Situated at the top, North West end of South Island, Nelson is considered to be the sunniest region of New Zealand and this benign climate, the best in the country, extends well beyond the short distance to where the property is situated. As a result, your next home will enjoy temperatures which are, on average, ten to fifteen degrees warmer than the UK. As a bonus, the soil on and around the property is full of nitrogen, resulting in much faster growth than can be expected elsewhere.

A UNIQUE, INDIVIDUAL AND VERSATILE RESIDENCE

Construction of the residence was completed in 2002, with the extensive decking and landscaping being carried out in subsequent years. Considerable attention was paid to the design, materials and specification, with a view to ensuring that the home is easy and inexpensive to maintain, whilst being equally suited to entertaining on a lavish scale or for a couple to be content with enjoying a quiet life on their own.

The driveway opens up into a large flat shingled parking area, providing outside parking facilities for at least six vehicles. There is internal access from the hallway to the integral double garage, which has an electrically operated door. The garage includes a laundry area.

The open plan living area functions as lounge, dining room and kitchen and can be adapted to suit the requirements of those using it, whether for entertaining or sitting round the cosy wood fire. The extensively fitted kitchen end includes a double sink, built in oven and hob with extractor hood above, dishwasher and a large, fully equipped pantry. The large windows to this multi purpose room are designed to take full advantage of the stunning views.

Leading off a private hallway are the three double bedrooms, study, which doubles as a single fourth bedroom, and other facilities. The large principal bedroom has an en suite shower room with toilet and a walk in wardrobe. It benefits from windows to two sides. The second bathroom and separate toilet are situated between the second and third bedrooms.

There are magnetic fly screens and vertical blinds throughout the residence and all the lighting is from low energy lights. Remote controls for opening the garage door are located inside, whilst outside, there are five water taps located along the main drive and round the building.

Also outside, the deck is a wonderful feature of the property and includes a stainless steel barbecue just outside the kitchen area, a large round outdoor table and seating for twelve, all with protective sun umbrellas. The deck is constructed of hard wood and is surrounded by hedging, which incorporates a drip irrigation system.

Attached to the house is a large garden shed containing a comprehensive set of garden tools and power tools. All are included in the sale and the main items are included in the list below.

The grounds have been imaginatively landscaped and complement the residence. There is direct access to the bottom driveway area by way of a new 64 step stairway. An engineer’s report has established the suitability of the lower section of the land for a workshop or sleep-out structure. The grounds include the helicopter landing area previously referred to. There is potential to divide the plot into two, should the new owner wish to do so.

THE SERVICES

Mains electricity is connected and cooking is by LPG. Drainage is to a septic tank. There is plenty of fresh soft water, sourced from two springs, with more than enough supply for a full house. The springs feed into the bottom tank (capacity 5250 litres) and the water is then pumped up to the top tank (capacity about 25,000 litres) to provide water pressure.

Broadband, internet, cell phone and land line telephone are all connected and will facilitate working or operating a business from home.
