Ground floor:

The front door opens to a very generous reception hall (33m2) with tiled floor and high ceiling. To the left of the hall a door opens to a huge double living room (67m2) with attractive carved limestone fireplace and log-burning stove, south-facing windows overlooking the courtyard garden as well as a pair of glazed doors opening on to the rear terrace which makes the most of the fantastic views.

To the back of the hall a pair of part-glazed doors leads through to the dining room (34m2) with plenty of space for a large dining table - this room also enjoys the beautiful views. Exterior:

The house sits on a manageable plot of 1870m2. To the front (south) of the house there is a walled and prettily landscaped courtyard with a pillared gateway opening on to the lane. To either side of the courtyard are a number of outbuildings which provide storage and plenty of covered parking.

To the rear of the house the remainder of the garden is laid to gravel with a number of mature specimen trees and shrubs as well as borders and hedging. Two flights of stone steps lead up to the raised terrace (accessed from the kitchen and living room). Towards the back of the garden is the heated pool, surrounded by paving, next to which is a solar heated shower.

The rooms to the back of the house and the garden enjoy superb views over vineyards towards the river Charente. Recently renovated, the house benefits from double-glazing, oil-fired central heating and mains drainage.

Set on the edge of the village, the convenience store, bar, restaurant, chemist and post office are all within easy walking distance. The beautiful nearby town of Jarnac has supermarkets, shops, bars and restaurants as well as a popular daily market.

With easy access to Cognac and Angouleme, there are very good transport links - the TGV to Paris, airports at Bordeaux, Poitiers, La Rochelle and Limoges and easy access to the motorway. Ideal as a permanent residence it also has all the ingredients to make a luxury B&B as well as wonderful holiday home with income potential.

Inland from the Charente-Maritime is the department of Charente which gains its name from the river that winds it way through the area bordered by lovely villages and market towns. The area offers a more rural lifestyle than its neighbour. The countryside is undulating, scattered with pasture land, sunflowers and offers wide panoramas. Cognac is probably the best known town in Charente, sitting astride the river Charente it is a really interesting place to visit, to enjoy the distilleries, the river and the wonderful restaurants. Buying property in Charente is better value in the north and east of the department.

To the east of Charente is the department of Vienne which is slightly more rural than its neighbour. The river Vienne, along which there are lovely beaches, flows through the department and adds charm to many of the pretty villages along its banks.
