Within one hour of Toulouse and it's international airport and a similar distance to the ski resorts of the Pyrenees, 5 minutes from transport links and main shops and businesses, easy access to Spain and Andorra. Completely and magnificently transformed by the owner/architect this home is now presented for sale in immaculate condition and ready for the next stage in its life. Having fallen in love with the wonderful situation and possibilities that the structure presented the current owners conducted a thorough remodelling not simply a renovation. Intent on saving the structure and the character that remained but wishing to breath new life into it, first the roof was removed and replaced with an entirely new structure then walls were reinforced and new ones built to create wonderful volumes with a real flow to how the house works. A central fireplace in the main living space creates a focal point and a divider between a sitting room and a snug area, high ceilings and mezzanines breath life and light into the old barns which now form an integral whole. The ground floor studio/workspace at 45 m2 has been conceived with autonomy in mind, with the large windows overlooking the garden and river, w.c. and provision for a shower and kitchenette. All walls are independent of the original walls and are fully sealed with an air insulation trapped between keeping the atmosphere dry and temperate. There is also provision for a staircase to join it to the 1st floor workspace too should the new owners wish to create an independent apartment or second dwelling. Behind this ground floor space is the cellar which is of course not insulated. Here we find the oil tank for the heating system. The 1st floor studio workspace will make any artist or creative person eager to pick up a brush, chisel or whatever material they work in. With 80m2 of useable space, windows south and north as well as a small terrace to the north, wood burner and high ceilings any but the most enormous projects could be envisaged here. Should the new owners not need an artists workplace then the conversion to habitable space would be a relatively simple affair as all services are in place.
