Set in the heart of the Cognac vineyards, this former cognac distiller's house commands fine views.
House
Ground floor
The front door opens to the entrance hall (5.6m x 2.4m = 13 sq m) with wooden floor and exposed beam ceiling.
To the right of the hall a door opens to an elegant sitting room (5.8m x 5m = 29 sq m) with exposed beam ceiling, a limestone Charentaise fireplace and two windows overlooking the garden. To the left of the hall a door opens to the large kitchen / dining room (5.7m x 5m = 28 sq m) with tiled floor, a range of fitted kitchen units and two windows overlooking the garden.
To the rear of the kitchen a door opens to the utility / laundry room, off which is a WC. To the one side of the room a door opens to a second reception room. This room (about 50 sq m in total) was formerly the distillery. The first section (5.3m x 4.3m = 22 sq m) retains its impressive original copper alambic (cognac still). The second section (6.4m x 4.3m = 27 sq m) serves as a second sitting room with exposed stone walls, a wood-burning stove and a pair of glazed doors opening onto a terrace with fine views. A flight of steps leads up to a mezzanine floor above the sitting area.
To the other side of the utility / laundry room a door provides access to a sun room with great views and doors leading out to a terrace next to the swimming pool.
First floor
A wooden staircase rises from the rear of the entrance hall to the first floor landing, off which are three bedrooms (5.1m x 4.2m = 21 sq m, 3.5m x 3.m = 11 sq m, 3.6m x 2.7m = 10 sq m) and a room which could serve as an office or overflow bedroom (3.1m x 2.4m = 7.5 sq m). All of the rooms have wooden floors. Also off the landing are a bathroom (bath and wash-basin) and a separate WC).
Cellar
A door from the former distillery opens to a useful cellar space.
Outbuildings
Attached to the house is a large barn with plenty of potential for further development (subject to relevant planning permissions). Next to this is an open-sided barn which makes an ideal spot for covered outside entertaining.
Exterior
To the front of the house is a large gravelled area which provides plenty of parking space, beyond which is a beautifully landscaped garden with box hedging, flower borders and lawn beyond which is a vegetable garden. To the rear of the house are the terraces and swimming pool, beyond which is a large area of lawn. To the side of the house is another section of land which has direct access to the barn.
This is a very attractive house in a fine rural setting with great views. It has been well renovated and maintained and could make a lovely permanent homes as well as an indulgent holiday home.
