Water provision is by mains with additional right of access to a nearby spring which provides water for irrigation and the pool. The entire property has been rewired and plumbed during renovation. The first floor rooms retain many traditional features including original beams and tiled, ceramic flooring. Downstairs artificial oak beams reflect the rustic character of the property. Air conditioning has been installed in all living areas and bedrooms and satellite TV and internet are in place. The entire property is fenced with wrought iron entrance gates and hard surface driveway. A large patio area fronts onto a 15 metre x 6 metre swimming pool which is the salt water variety. A large outhouse with light and power houses all the swimming pool equipment safely out of sight. The gardens have been landscaped to include a rose garden, shrubbery and a range of fruit trees. A timer system provides for irrigation of the garden.

On accessing the house by the main door, you enter an impressive foyer area which boasts a recently installed, large wood burning stove. To the right, an open plan wooden staircase leads to the upstairs bedrooms. Beneath the stair case is the entrance to the modern, well designed kitchen which boasts marble work surfaces with a large island food preparation area and built in sink. Surrounding units include a gas hob, built in oven and microwave, dishwasher and large fridge with automatic ice maker plumbed in. Moving through the kitchen, you enter the utility room which has a range of storage cupboards matching the kitchen units with built in washing machine, dryer and sink unit. A door leads from the utility room to the rear covered barbecue area.

Returning to the entrance foyer, you move through and up a small step into the dining room/television room. This is a long room with 8 seat dining table at one end and two three-seat sofas and flat screen TV at the other. A door leads off this area at the TV end to enter the library/office area. From this room, you enter the 'Granny Flat'. This is a self-contained living space which commences with a small shower/WC room on the ground floor. From here, a metal spiral staircase leads up to the main 'Granny flat' area which boasts an open fireplace, lounge and TV area plus full kitchen with sink and hob. A door leads from this room to the rear of the property, giving private access to the 'Granny Flat'. From this room, the spiral staircase leads to another level which houses an open balcony sleeping area equipped with two single beds and a window giving beautiful views over the pool and olive groves beyond.

Returning back to the dining area, a large double doorway leads through to the spectacular Games Room. This extremely large space boast a corner bar area with hardwood bar top and antique, built-in cupboard behind. A pool table has been located with hanging lighting. At the other end of the room is a large flat screen TV. The room easily holds a large leather suite and various occasional chairs and tables. The ceiling height in this room is over 3 metres with artificial wooden beamed ceiling. Large wooden doors at one end open out onto a covered patio area and beyond to the pool.

Moving to the upper floor, the staircase talks a right angled turn to access the first floor hallway. Three large double bedrooms are accessed from this corridor. The master bedroom boasts a large en-suite, fully tiled shower room which has plenty of room to include a bath if desired. Along the corridor is the guest shower room which retains traditional Spanish wall tiling. The first guest bedroom is very large with a king size, four poster bed. A balcony area is accessed from this bedroom which allows guests to sit and overlook the pool area and view the surrounding scenery. A heavy wooden door accesses a stone staircase leading to the attic space which extends the full size of the house and is totally dry providing a huge amount of storage. The final bedroom is also of good double bedroom size with an alcove area which forms hanging wardrobe space. All three bedrooms have retained the traditional Spanish floor tiling.

Outside, the property is fronted by a huge, terra cotta tiled patio area separating the house from pool and garden. At one end is a large, roofed barbecue/outdoor shaded area which could easily be enclosed to comprise two small flatlets. This area already has a large food preparation work surface area with built-in sink. There is, in addition, a separate walk-in shower room and WC. This area provides direct access to the kitchen via a side door, thus making food preparation for outdoor entertaining very convenient. Next to the poolside, there is a walk-under shower before accessing the pool. The pool is 15 x 6 metres with a depth of one metre at one end, increasing to two metres at the deep end.

As stated previously, this is a unique property in pristine condition merging traditional character with modern facilities. Unlike many Spanish properties, this house has high ceilings throughout all the rooms both upstairs and downstairs which makes it very easy to select furniture to your choosing which is often a problem for traditional Spanish country properties. It is a beautiful private home of three large bedrooms plus Granny flat and three large public rooms. Equally it lends itself very easily to conversion to a small boutique hotel given the ease with which the covered patio area could be enclosed to provide two self-contained units. The large pool and patio would cater easily for a large number of visitors as would the spacious Games room and bar. The hard surface driveway and covered car port can easily cater for 5 or 6 vehicles at time without being unduly congested.

The location of the property is accessed from either of two directions by a track of approximately 300 metres. On leaving the track and joining the road, it is approximately 7.5 kilometres to Rute. There have been major road improvements in recent years and consequently journey time from the house to either Malaga or Grenada airports is a little over one hour in each case by motorway. The small town of Rute (pop. 10,000) boasts a range of bars and restaurants plus two hotels. It also has an excellent supermarket with drive-in parking. The lakes of Iznajar are but 20 minutes drive with the Alhambra Palace in Grenada around 90 minutes by car. Skiing in the Sierra Nevada is within two hours drive and the beaches and nightlife of the Costa can be reached in just over one hour.
