Opis:

Old stone farmhouse to renovate, two barns, outbuildings and 10.5 acres (4.27 hectares) of land with a pond.

Ideal as a large family home, a small holding or an equestrian property, there is lots of potential for this old 4-bed farmhouse built in the 1890s with two huge barns, other outbuildings, a partly walled garden and a large pond all set on 10.5 acres of land in the beautiful Perigord-Limousin National Park.

The house, constructed of stone but currently rendered, is structurally very good with the house being reroofed in 1995 and is connected to the mains drains of the village. It has central heating in the more recent part of the house, and in addition to the 4 bedrooms, there is 90m2 of convertible attic space.

The property is situated at the end of a hamlet in the Haute-Vienne only 5 minutes drive to a small Limousin town which has a supermarket, DIY store, bakery, garden centre, doctor, restaurants and bars and about half an hour's drive to Limoges airport with regular flights to and from the UK.

The house comprises:
- tiled entrance hall (-13m2) with doors to the front and rear
- dining kitchen (-24.5m2), central heating boiler, sink, access to the cellar
- small hallway with radiator leading to:
- bedroom 1 (-11.5m2), parquet floor, radiator
- shower room (-3.7m2), tiled
- WC (-1.5m2), tiled
- cellar (-18m2), earth floor;
- living room (-28m2), oak floorboards, beams; chimney (to be re-opened)
- original oak staircase to the landing with wooden floor and beams
- bedroom 2 (-28.7m2) to renovate, wooden floorboards and beams, exposed stone walls
- bedroom 3 (-13m2), wooden floor, radiator with en suite shower room (-1.5m2) to renovate
- bedroom 4 (-21m2), oak flooring, timber ceiling, 2 radiators (2 single beds to stay)
- oak staircase to the attic (-9m2) which could easily be converted into further accommodation, with a number of existing window openings.

At the rear of the property:

Stone building with an old bread oven (-28m2) and old stables (-27m2) and a first floor across both parts (-58m2).
Old pig sty (-8m2).
Second old pig sty (-16.8m2).
Open hangar with corrugated metal roof (-64m2).
Barn 1 (-170m2) with a tiled roof
Barn 2 (-130m2) with a roof of corrugated fibre cement sheeting.

The property is set on land of around 10.5 acres (42,760m2) within which there is a pond and a partly walled garden. The land is untenanted, all attached and mostly well maintained meadow.

A separate private access could be created to the rear of the property.

About Limousin

The region known as Limousin, which consists of Haute Vienne, Creuse and Correze, has been incorporated in the new region of Nouvelle Aquitaine since 2016. The area is situated at the top end of southwest France and has often been referred to as France profonde or the French Lake District. To my mind, however, Limousin most resembles the Cotswolds in the U.K. It's a very good area in which to buy French property because of its beauty, accessibility and property prices.

Scenically, the rolling countryside of Limousin consists of meadows, woods, rivers and lakes interspersed with pretty hamlets and flower filled villages. It is typically very rural but one is never far away from a small bustling market towns and there are many picturesque riverside towns such as Beaulieu and the larger cultural centre of Limoges, famous for its porcelain industry. Just about every village and town has a weekly market and seasonal produce is reflected in the menus of the numerous, small local restaurants.

If you to choose to buy property in Limousin you will be buying into an area where the quality of life will be more important than the quantity of your possessions. There are very few chateaux in Limousin and most property is either delightful farmhouses or cottages surrounded by orchards and vegetable gardens or pretty village houses. Your neighbours are almost certain to be welcoming as long as you treat them with the respect that anyone who chooses to live off the land deserves.

In your new property in Limousin your social life is likely to revolve around aperitifs with friends and neighbours, trips to the market, tending your garden and the occasional visit to English or French speaking films, a concert, opera or ballet. Come the hot days of summer, swimming in the many rivers and lakes or lazing in the garden are a must, probably followed by a barbecue under the starry night sky.

Life in Limousin is as gentle as the
