Opis:

This traditional 3 bedroom finca with 1 bedroom guest casita is beautifully situated on a huge plot with spectacular views in the stunning countryside between the small towns of Villanueva de la Concepcion and Valle de Abdalajis.

Access is via a public track then a private drive and the house is secluded but not isolated. It is situated centrally in 2 hectares of usable land, which is planted with around 200 olive trees and 50 fruit trees. There are also various large vegetable plots and flower gardens and the remaining land is pasture.

The house has a legal build size of 177m2 consisting of the main living accommodation at 100m2 and a 77m2 self contained apartment. There are also 110m2 of legal stables and outbuildings.

The house has mains electric, mains water and receives a strong 3G internet / phone signal.

The property is situated in an area with a privileged climate. Sheltered from cold northerly winds by the massive 1300m high limestone outcrop called El Torcal, it enjoys mild winters and an all year growing season. Winters are short and Summers long and hot, but without the extreme highs you find further inland. Bougainvillea, rubber trees, lemons and dates all grow happily outdoors and grass grows throughout the winter.

The property is located amongst the farming villages between Antequera and Malaga. Malaga and the Costa del Sol are a 40-50 minute drive, Antequera is 20 minutes, Valle de Abdalajis is 15 minutes and Villanueva de la Concepcion is 10 minutes. These villages enjoy numerous fiestas throughout the year. Valle de Abdalajis is packed for it's Santa Semana celebrations and has a really good traditional small town atmosphere.

The nearby town of Antequera is a regional center replete with excellent shopping, restaurants and bars as well as a magnificent Moorish castle and more churches than you can shake a stick at.

The house is set is on the edge of dispersed farming community connected by miles of quiet dirt tracks, ideal for cycling, walking or horse riding.

From the moment you drive up to the house you will not be disappointed. The south facing house is situated centrally within it's own land and is surrounded by olive trees and ornamental plants. However the first thing you will probably notice are the amazing views across arable land and olive orchards to the Sierra de las Nieves.

The house is a bungalow type property, typical of the area, and is divided into the main living accommodation and a separate, self contained 1 bedroomed apartment.

Across the courtyard are various outbuildings and stores.

Access is a via a 2 km public, council maintained track. This leads to a short, gravelled, private driveway edged with lavender (right). There is sufficient hard standing for around 4 large cars and plenty of turning space.

Internally the house needs a little reform work but it is livable and provides an ideal opportunity to decorate to your own taste and add value.

There are 3 bedrooms, a bathroom, a lounge and a kitchen. (see plan on page 38). A washer, dishwasher, cooker, TV and digi box along with most other furniture is

included. The house is connected to mains electric at 5.75kw, has a recent electric

boletin and a new fuse box. There are new windows and shutters

The lounge has thick walls and is cool in summer and warm in winter. There

is an arch between the kitchen and dining area.

At the front of the house is a large walled and partially covered concrete patio with amazing views. The sombre provides a cool sitting area in the summer and there is a dining area shaded by a grape vine.

The gardens include a variety of exotic plants including grapefruit, lemons, dame de noche, bougainvilleas, jasmine, datura, bottlebrushes, swiss cheese plants and

palms.

The views from the house are stunning all year round and at all times of the day. The olive orchards remain much the same all year but the fields of wheat change from lush green in the spring to golden in the summer.

The house faces south with views to the west and the sunsets are spectacular, especially in winter.

Looking south and west to the Sierra de las Nieves in early summer across olive orchards and already harvested fields of wheat. Occasionally the most distant mountains are snow capped but it rarely lasts long. To the north is the limestone natural park of the El Torcal massive and to the east, an olive clad hill.

The house is set in 2 hectares, (19,670m2) of fertile and usable land including some gently sloping pasture ideal for.

There is a large flat area (1000m2) in the bottom of the valley by a winter stream ideal for a big vegetable plot.

Apart from olives, pasture and vegetable plots, there is a newly planted fruit orchard containing around 50 trees of various ages including peaches, apricots, kaki, plums and pears.

There are a number of fully legal and registered outbuildings with a combined area of 110m2.

One building is 35m2 and was built as a stables and would be ideal to house horses. It is currently divided into 2.

There is a 13m2 building with an open fire currently used as a potting shed.

The remaining buildings are currently used as a wood store, general purpose store and a chicken house but could be adapted to a variety of agricultural uses.
