·      any works for modifications to the fitted areas will be paid by the tenant and should be prior approved by our engineering department.

as for the core & shell units, we have two options, details of each as follows:

fit-out by the tenant: 

·      rental price bd 7.500 psqm plus 15% service charge monthly rent

·      two years contract

·      quarterly rental payment

·      the tenant will be charged for electricity and water consumption as per meter

·      two to three months grace period for the fit-out works.

fit-out by gulf hotels group:

·      rental price bd 9.000 psqm plus 15% service charge monthly rent.

·      five years contract.

·      no exit till three years.

·      one year advance rent payment

·      the tenant will be charged for electricity and water consumption as per meter readings.

·      needs two to three months for fit-out.
