This South facing, luxury, front line golf villa is your perfect "home away from home" located on one of the best Golf & Leisure Resorts in Spain. There is a good variety of leisure and sporting activities available on the resort, as well as an excellent choice of bars and restaurants. In addition there is a well stocked "Spar" supermarket just 5 minutes stroll from the villa. The resort and villa are located only 10 minutes drive from the beach, 15 minutes from Cartagena City, 10 minutes from the airport and 15 minutes from two excellent out of town indoor shopping centres. In short it is the ideal villa and location whatever you enjoy doing on holiday.

The Villa

This new, 2 bedroom, 2 bathroom villa was stylishly and immaculately furnished to an extremely very high standard in May 2014 so everything in the property is just about brand new.

It also has its very own brand new private pool and fully fenced terrace area to the rear of the property. This is directly South facing so benefits from all day sun and fantastic open views across the 10th fairway of the golf course. There are also 2 first floor terraces. One is facing south over the golf course which is accessed directly from the master bedroom through sliding patio doors. The other is at the front of the property and accessed from the first floor landing. Both enjoy great views and are very private, ideal for relaxing in the sun during the day or enjoying a drink under the stars in the evening.

The villa has is equipped with mains gas central heating throughout and offers instant hot water on demand, so no waiting around for showers whilst the electric boiler refills!

There are also brand new LG air conditioning units in the lounge and in both bedrooms which provide both cold and hot air as required.

Ground Floor

The lounge offers plenty of comfy seating for the whole family with a brand new corner sofa and a large separate arm chair. The focus of the room is a brand new LG 48" LED, Smart TV which has a large range of UK and international channels available. There is also free wifi, a brand New PS4 games console with games and a good selection of Blu Ray DVD's for you to enjoy during your stay.

The large modern solid wood dining table has 4 large high backed leather chairs and enjoys fantastic views of the pool and the golf course through the large rear dining area window.

The semi-open plan kitchenette is fully equipped with brand new silver appliances including a microwave, electric cooker, hob and hood, large larder style fridge freezer, washing machine and dishwasher. The kitchen is also fully equipped with kettle, toaster, all pots, pans, cooking utensils, cutlery, glasses and crockery.

The spacious twin bedroom is also located on the ground floor and has brand new beds with top quality mattresses, a built in double wardrobe with sliding doors and a new TV and DVD Player.

Next to the bedroom is the shower room with shower cubicle, wash basin, toilet and heated towel rail.

There is also a large under-stair storage cupboard on this floor which is ideal for storing your suitcases during your stay. In this cupboard you will also find a brand new set of top quality Taylormade golf clubs which are available to use during your stay.

First Floor

The open staircase has a wrought iron hand rail and leads from the lounge to the first floor landing where you can access the large terrace overlooking a park area to the front of the property.

From the landing you also access the spacious master bedroom with brand new super king size (180 x 200) bed and top quality part memory foam mattress, built in double wardrobes with sliding doors and the large en-suite bathroom which is fully equipped with, toilet, wash basin, bath with shower over, bidet and heated towel rail. The master bedroom also benefits from its own private south facing sun terrace which is accessed directly from the bedroom through large double sliding patio doors.

Villa Location

The property is located in the newest area of the resort close to a small green park area with benches just 50 yards from the front door. Across the main road at the other side of this park lies a children's play park with a climbing frame, tubular slide, see saws and plenty of sand! The park is overlooking the 8 floodlit padel tennis courts and brand new air-conditioned gym with state of the art fitness equipment and LCD TV screen. There is another children's play park a little further round which has slides, frames, see-saws and swings. In addition there are plenty of open green areas ideal for a family game of cricket or football.

If your game is golf then you can always book yourself tee-time at the pro shop here. There are usually discounts available for twilight rounds all year as well as reductions for midday tee-times during the summer. You can also hire clubs, equipment and buggy's and there is a driving range and practice area if you want to work on your swing or hone your putting skills before heading out on the course.

The Golf Clubhouse is a great meeting place. The stylish "Spikes Bar" has a large outdoor terrace with tables overlooking the pool, ideal for relaxing in the sun with a cold beer or a glass of wine. If you fancy lunch by the pool then they also offer a wide range of snacks and bar meals.

In the evening you can relax with a drink at the poolside bar, or in the Clover Irish bar which is situated alongside the hotel. Here you will find nightly entertainment for the whole family, such as mini discos for the kids, quiz nights and weekly live Rock Bands. You can also enjoy great food at one of the three restaurants located here. Nomad International Restaurant, Mitzu Sushi & Asian Restaurant or The Fontana Italian Restaurant & Pizzeria.

If you fancy a day at the beach or a night out in the local resort of Los Alcazares and don't want to take the car then there is also a taxi rank outside the hotel. Sometimes the hotel provides a free bus to the beach from here during July and August but this is dependant on demand. If the service is operating there will be timetables available in the town centre or the hotel lobby.

Just across the road from the hotel you will find a well stocked "Spar" supermarket which caters for all your needs. Freshly baked bread, fresh meat & dairy products, canned & dry goods, frozen food, toiletries and UK papers and magazines can all be purchased here. They even have a "bodega" offering great value wine, beer and spirits.

Next to the supermarket is the "Town Centre" which has a large communal pool with kids pool, sun loungers and changing rooms. There is also a small free to use gym, a hairdressers, and an 'honesty' library where you can find books, games and DVDs. Here you will also be able to pick up a copy of the resort's own monthly "what's on" magazine which provides details of the Kids Club and weekly activities which are available on the resort for your entertainment. Beside the communal pool you will find "El Olivo" restaurant and bar which serves a wide range or bar meals & snacks, drinks and ice creams during the day. In the evening this becomes "The Steakhouse" Restaurant which offers a great value barbecue menu which on certain nights is also accompanied by live entertainment.

"El Boulevard" is about 10 to 15 minutes walk from the Villa. This is a long promenade of shops, bars, and restaurants located just outside the resort gates. Here you will find a bank with a cash machine, a kids indoor play centre, "La Perla Negra" theme bar, "Mombasa Cafe Bar" and "Rock Circus" nightclub. In addition there is a great choice of fantastic restaurants offering a wide variety of cuisines such as Spanish, Tapas, European, Italian, Indian, Tex Mex and American. All the bars and restaurants in the Resort Town Centre and on El Boulevard are modern, stylish and family friendly.
