This large property has been extended over time resulting in an interesting internal configuration of rooms which whilst relatively straightforward, sounds complicated in description. With this in mind the following walkthrough has been simplified.

Main House

Ground floor:

The front door opens to the entrance hall (18m2) with tiled floor. To the left a door opens to the dual-aspect sitting room (24m2) with tiled floor, fireplace and views over the gardens. Further down the hall is a laundry room. To the far end of the entrance hall a door opens to the kitchen (20m2 - with tiled floor and a range of fitted units). From the kitchen a door then opens to the breakfast room (12m2) with tiled floor, fireplace and doors opening to a terrace next to the swimming pool. A wooden staircase rises from the main entrance hall to the first floor landing. This landing runs around the first floor and leads to a second staircase which then descends to the second entrance hall.

There are four bedrooms off the landing. The light-and-airy master bedroom (25m2) has an ensuite bathroom (bath, shower, wash-basin). The next bedroom (19m2) has a shower room (shower and wash-basin) with the remaining two bedrooms (16m2 and 10m2) sharing a bathroom (bath, wash-basin). There is also a separate WC off the landing.

Second floor:

The main staircase continues to a second floor landing, off which is suite of rooms comprising a bedroom area (13m2), a sitting area (13m2) and a shower room (shower, wash-basin).

The second staircase to the other end of the first floor landing rises to a large landing (19m2) off which are a bedroom (25m2) and a shower room (shower, wash-basin).

Second house

Attached to the main house and accessed via the courtyard and via the kitchen is a longere. This is currently used as part of the main house but could easily form a second residence / gite. It comprises an entrance and four large rooms (31m2, 26m2, 24m2 and 19m2).

Exterior:

The house sits on a plot of 8131m2 with fine views over the river valley. The garden itself is mainly laid to lawn with a number of mature specimen trees and shrubs. Terraces wrap around the house and to one side there is a large swimming pool (12m x 6m). TO the back of the house is a courtyard area with parking for plenty of cars.

In addition to this there are some useful outbuildings which provide both garaging and storage. Just over the lane there are two more plots of land of about 1256m2 in total.

This is an impressive property in a commanding position on the edge of a village between the historic towns of Cognac and Jarnac. The village itself lies alongside the River Charente and is within walking distance. It offers a village shop, a cafe and a Michelin star restaurant.

The area offers a more rural lifestyle than its neighbour. The countryside is undulating, scattered with pasture land, sunflowers and offers wide panoramas. Cognac is probably the best known town in Charente, sitting astride the river Charente it is a really interesting place to visit, to enjoy the distilleries, the river and the wonderful restaurants. Buying property in Charente is better value in the north and east of the department.

To the east of Charente is the department of Vienne which is slightly more rural than its neighbour. The river Vienne, along which there are lovely beaches, flows through the department and adds charm to many of the pretty villages along its banks.
