Opis:

This plot is located near the exotic lagoon beach of Stavros. Without comparison this is the best plot in the area, with its south-southwest orientation, and uninterrupted stunning views of the beautiful landscape of Akrotiri with Chania town and the White Mountains in the background, the bay of Chania with the beaches of Agia Marina and Platanias, the peninsula of Rodopou, and the open ocean with a magnificent sunset.

The plot can be developed as a resort hotel with a total building area of 20.000m². As having the first PERPO approval, the land has granted this 20.000m2 capacity also for the building of a housing settlement. A potential project can be erected in the form of a private village with areas of green, parks, restaurants, a conference centre, mini-markets, sports facilities and pathways. The final license for the subdivision is expected to be issued in 18 months, when the building procedures can start. The land can be delivered along with all subdivided plots, roads, electricity, water and telephone connections.

Each plot could then be divided down to the lowest size of 500m² and have a building capacity of 200m² for residences which could have a rustic architectural character that blend with the Cretan tradition, making it your private heaven on earth.

This plot is rare for several reasons, such as the location near one of the best beaches on the Akrotiri peninsula, the uninterrupted views of both the magnificent mountains and the sea as well as due to the peaceful location in an attractive area by far.

Another great advantage of the land for sale is the percentage of the transfer taxes, which, as belonging to a S.A. Company is down to 5%.

Location

Crete is today one of the leading tourist destinations in Europe. This part of Crete is established as a high potential development area, for both tourism and holiday homes, and attracts developers from mainland Greece, Cyprus and other European countries. This is due to the variety this region can offer regarding vacation and recreation, with its wonderful nature including the best beaches and high mountains.

The region is especially fertile due to unlimited and cheap water supply from large underground lakes in the White Mountain area. Access to fresh water is a necessity for development of property and tourism, and a serious problem for many other islands in Greece and elsewhere in the Mediterranean.

Akrotiri Peninsula lies just 10km away from the main city of Chania. The best thing about Akrotiri is it remains largely untouched by tourism, with quaint little villages nestling close to the coastline or sitting proudly in the hillsides of the peninsula. You will find a lot of villages around this area and some amazing white sandy beaches, where you will find yourselves the only person on the beach.

Another point of interest that attracts people to the area of Akrotiri is the catacombs, tombs and caves in the area as well as some easily walk able gorges and ravines. The Akrotiri Peninsula, its charming villages and rugged scenery is a must for people who want to see a little of the real Crete.

A lot of visitors to Crete come to see the amazing architecture of the many monasteries and churches that are spread through the Cretan countryside. The area of Akrotiri peninsula is “blessed” with many fine churches, many from the Byzantine era with frescos and golden artwork adorning them as they did many over 500 years ago.

One fine example is the Monastery of Aghia Triada of Tzagaroli situated on the northwest of Akrotiri, open almost daily with a small museum. Also search out the Nuns' Monastery of Agios Ioannis, a 17th century building near Korakies.

Some other churches you may want to visit are Agios Ioannis the Hermit - Katholiko, which is considered the oldest monastery in Crete dating from the 6th century. Also try taking a visit to Cavernous Church of Agios Georgios Apidiotis located in the gorge of Mavre, near Pazinos village. For some excellent photo opportunities a visit to Kalogreon Monastery which is pictured on the bottom right with the lovely flora cascading from the monastery.

As mentioned earlier there are only a few well known beaches within the Akrotiri peninsula, all of these beaches are awarded the Blue Flag beach award year on year. The main beaches are Stavros beach, Marathi beach, Tersanas Maherida beaches, Agios Onoufrios beach, Loutraki beach and the beach of Kalathas.Although some of the beaches are small, most have local Tavernas offering excellent Greek dishes including freshly caught Octopus, fish and even the local delicacy of sea urchin.

The wide area of Akrotiri offers a complete range of facilities to satisfy all visitors. Luxurious hotel resorts, family owned apartments for rent, picturesque taverns, water sports, playgrounds, fitness centers, a water park, a horse riding center, a few bars (for intense night life though, Hania town is only a 20 minutes ride), organised excursions, car rentals and even more can be found in Akrotiri. The friendly and hospitable character of the local people is paramount in every step you take in this lovely place.

Akrotiri has approximately 10.000 inhabitants. Some of them live in the charming and traditional villages; others live in attractive small new suburbs of Profitis Ilias, Kounoupidiana, Korakies, Kalathas, Agios Ounoufrios, etc. Kounoupidiana serves as the “centre” of Akrotiri and offers a good selection of shops, restaurants and other services, and is in addition home to The Polytechnic University of Crete. The road network is good and with frequent bus service to Chania.

The villages of Akrotiri are : Sternes, Horafakia, Mouzouras, Argoylides, Aroni, Agios Nikolaos, Pazinos , Anemomyloi, Marathi, Kathiana, Kampani, Stavros, Kalorouma, Hordaki, Rizosklopo, and Agia Zoni.

Akrotiri is only ten to twenty minutes by car from Chania and ten minutes from the international airport. With its picturesque Venetian harbour and charming historical town, Chania, seeped in culture, is considered one of the most beautiful cities in Greece.

Akrotiri is also known as the Holy Mountain of Crete due to its many churches and monasteries. Some of the most famous are the monasteries of Agia Triada built in the 17th century, and the Monastery of Gouvernetou of the 16th century. The Monastery of St. John the Hermit, dating back to the 6th or 7th century, is found within a steep ravine where one may arrive by stepping down 385 steps. The Catholicon of this Monastery which is built into the rocks of the mountain side is considered the first monastery built on the Crete. Akrotiri with its amazing diversity is truly Crete at its best!
