Ideal for your investment plans, the land is found just 2km from the heart of Rethymnon, offering uninterrupted views of the entire area of the town of Rethymnon, but also the port of Chania from the top of the property.

The road leading to the property is asphalt, except for the last 800m before the property, which is still a dirt road. Electricity and telephone are not more than 1km away, since there are habitable houses below the land.

Totalling 229.006,11m², 177.172,45m² of the land are clear from the forestry department and therefore buildable. The rest layout of 51.833,66m² are stated from the forestry department as "private forest". The area is not buildable, however can be calculated in order to have more square metre to build on the rest of the land. In this "private" forest, the forestry department allows paths, benches and a general form of the area, as long as trees are not cut and the natural forest is not destroyed.

At the moment the property is characterized from outstanding natural beauty consisting of a lot of olive and cypress trees.

Apart from the road that is on the side of the property (through which access is gained) there is also another old road ("donkey road") on the land. Therefore you can also divide the whole land into 4.000m² pieces of land, as long as they have 25m face to a road (donkey road, dirty road or asphalt).

Depending on your investment plans, there are three (3) ways to develop this land:

* Create an ultra luxury resort on the whole land which would in this case allow you to built up to 30.194m².

* Construct a charitable institution such us hospital, nursing home etc for a 136.000m² building capacity.

* Sub-divide the land into 40 plots of land of 5.400m² each. In this case for each plot 225m² would be at your disposal for the building of an amazing villa with sweeping sea vistas. So, the total building density can reach up to 9.000m².

The land was subject of being part of the building plan in 2010, as soon as this is approved, 45.300 buildable square meters will provide even more choices and opportunities.


Location

The nearest beach being just 2km away and the nearest super market and tavern only 1km from the property. The town of Rethymnon is in the centre of Crete in a privileged location as it is very easy to travel all around Crete. It is close to the airport, either Heraklion or Chania airport (both airports are at the most 50 minutes away from Rethymnon). Furthermore, Rethymnon has 35km of beautiful sandy beach. Rethymnon is a picturesque and quiet town that has many pleasures to offer along with its friendly and hospitable people.

The Archaeological Museum is housed in the Venetian Loggia and exhibits interesting archaeological findings from the region as well as a fine coin collection. Except from a long and beautiful beach at the foot of the old town, Rethymnon has on its east side, one of the largest sand beaches in Crete (12km).

Due to the central location of the property, they can be used as a starting point to several excursions like the Monastery of Arkadi, the ancient Elefterna, the caves of Zoniana, Melidoni and many walks in the countryside and the mountains. You can also drive up to the town of Heraklion to visit the archaeological site of Knossos Palace and the archaeological museum in the centre of the town.

The peaceful area will appeal to people seeking for tranquillity and relaxation away from the noisy towns. The two houses are set in a very quiet environment, but at only a few kilometers away from the town of Rethymnon. One can enjoy the town of Rethymnon and the diverse coastal villages, full of life, day and night. Due to its central position, many excursions may be organized to all districts of Crete. Numerous walks can be done to the mountains, to the old church of Aghia Irini and in the forest around.

Many traditional feasts and events take place all around the island, especially during the summertime, including traditional music, dancing and food. In those feasts guests are welcomed to observe or even participate.
