The land fronts both (original) 200 acre parcels on the Baddeck River, a significant Cape Breton salmon river, with 78 and 42 acre riverfront meadows respectively. Those meadows together with the excellent views of the highlands behind Big Baddeck suggest a number of uses. However the story on this property lies in the fact of its unusual size, only minutes away from the main village of Baddeck on the Bras d'Or. While the land is overwhelmingly forested, it would appear from the cleared high tension electrical lines across the land that clearing, and where necessary, drainage, encourages wild grasses and land that could be developed in several ways. A number of brooks cross the land, at least one of which suggests trout amongst the swirling waters. Moose tracks are evident, and the local snowmobile club have cleared trails through a good part of the land. The forest is a mix of some hardwoods and fir, the latter being pulpable in the Port Hawksbury mill, which is still operating.
