Opis:

Only 4km's from the market town of Boulogne sur Gesse and offering wonderful volumes and potential sits this traditional 'Maison de Maitre' or Squires House. Approached via a private driveway but with a second entrance for deliveries the property is south facing overlooking its own garden, pool and field. Full of original character but with double glazing and central heating the property is immediately and comfortably habitable. Entering through the main door into the traditional wide hallway, originally used as the dining room for the farmworkers, with its traditional terra-cotta floor tiles, beamed ceilings and double doors opening into all principal rooms. The 3.5 meter high ceilings add to the feeling of space and light. To the right of the hallway is the double aspect dining room with it's monumental stone fireplace, tiled floor and original stone sink with plate racks above, this leads into the kitchen which has a modern fitted kitchen with access east for deliveries and groceries. To the left of the hallway is the sitting room with wooden floor, brick open fireplace and openings either side of the fireplace leading to the library. The library has plaster shelves in the style of the SE of France. There is a communicating doorway from the library to the attached barn, and also one from the sitting room which has been hidden behind plasterboard. These would be ideal should there be any conversion of this barn into habitable surface. On the first floor, accessed via the original wooden staircase with nice wide treads, is a very large landing area which could easily accommodate an office or sitting area. To left and right are bedrooms, two with stripped pine floorboards and one with the original floorboards dating to the original build, this bedroom also benefits from a dual aspect overlooking pool and gardens. All bedrooms are light and bright. The house bathroom has bath, shower, bidet and basin and there is a separate w.c. The same original staircase continues up to the attic, this could be converted if necessary, offering the chance of more bedrooms, games rooms etc. The original stone barn which is attached to the main house once housed the wine barrels, there is still a wine store but for the more modest modern bottles. There is potential here to convert to more habitable space or hobby rooms, 'gite' etc etc, the structure is in sound condition. The continuation of this barn is the open barn to the south west of the main house, a perfect party space or games area. The non attached barn to the east of the house houses the shower and w.c. for the pool as well as a summer kitchen for the BBQ and outside dining area with magnificent views south over the pool to the mountains. There is also an enclosed garage/workshop and an open covered parking area for cars, beyond this is the hedged vegetable garden. The 10x5 pool is in good order. With fast and easy access to Boulogne sur Gesse, L'Isle en Dodon and thereafter Toulouse, the Pyrenees mountains and Spain. The house is in general very good order, the main house roof was replaced 20 years ago, the septic tank was replaced 10 years ago, the double glazing is all recent.

About Midi-Pyrenees

The Midi-Pyrenees was amalgamated with Languedoc-Roussillon in 2016 to form the enlarged region known as Occitanie. We are sticking with the old region name at the moment as it is still the one most people recognise for this delightful region. Even as Midi-Pyrenees it was one of the largest regions in France, nearly the size of Austria, and as such we cover only two departments in depth being Tarn et Garonne and Haute Garonne. Our partner offices do have some properties for sale in Gers, Haute Pyrenees, Aceyron, Ariege, Tarn and Lot but their main selections are in the above named departments. This puts our houses in Midi-Pyrenees closer to Toulouse, with its easy access from the UK, than to the sea. We believe we offer our French property selection in the part of Midi-Pyrenees that most U.K. buyers are looking for.

Our Tarn et Garonne properties are located in the triangle between Cahors, Montauban and Agen. All are delightful towns to be close to and all of them sit amongst the unspoilt countryside of hills, orchards, meadows and gorges that makes this department so beautiful. When I think of Tarn et Garonne I think of wide open spaces, pretty villages, the forest of Agre (1474 hectare of forest land near Montauban), the River Garonne and long, warm sunny days to enjoy the numerous markets and lovely cafes. Buying a property in Tarn et Garonne would be unlikely to disappoint.

The department of Haute-Garonne adjoins the southernmost boundary of Tarn et Garonne where it enjoys the same soft, undulating landscape that Tarn et Garonne offers but as you head further south the landscape becomes more rugged until you reach the foothills of the Pyrenees. This diverse landscape is more forested and less agricultural than the north of the department and again enjoys the river Garonne flowing through. It also offers access
