The farm is certified organic and has been for the last 3 years which means that you can label and sell all produce with the official organic label.

The olive trees produce up to 300 litres of olive oil per year.

The house is surrounded by a mixed fruit orchard (figs, pear, apple, cherry, pomegranate, apricot and nuts).

There are also a few rows of vines making home made wine a possibility.

A small kitchen garden with raised beds was established but needs attention.

There are 2 streams bordering the property, one of which supplies water to the house. Water rights are owned for both waterways. You can bathe in one of the streams which has waterfalls too.

Surrounding the house is a terrace and large flat areas suitable for above-ground swimming pools (the area is not suitable for a permanent pool because the land is steep, however, there are the original water storage tanks which could be used as large plunge pools.

Situated just outside the quaint market town of Pescia, 20 minutes from Lucca, 45 mins from Florence and Pisa (and their respective airports), 90 mins from Siena, 40 mins from the beach and 120 mins from skiing.

The location of this house is perfect – you feel rural yet it is only a five minute drive into the little market town of Pescia, which is pretty, with great restaurants, lovely shops, a nice supermarket (Esselunga), main line train station, and a large hospital with emergency service.

The house is in a stunning position up a hill. The drive up the hill is on a single track access road (residents – 9 - only) with passing places. It has hairpin bends.
