Conveniently located on the edge of a thriving market town in the Perigord Vert, this south facing, detached stone property offers a three bedroom house, a large attached stone barn and a private garden with an in-ground swimming pool. The property is situated adjacent to a departmental road providing easy access to all the popular attractions of the Parc Naturel Périgord-Limousin.
The house has been attractively refurbished in recent years and is simply ready to move into. A recently installed, gas fired combination boiler provides both central heating and hot water. The loft space and the attached barn offer enormous scope for further development.
Off the welcoming entrance hall sits a well-equipped, fitted kitchen complete with a range cooker, dishwasher and centre island unit. This leads through to a light and airy lounge which is focussed around a woodburning stove and has two windows overlooking the rear garden.
The living area has been added to by creating a single story extension into part of the barn in order to provide a separate dining area, a utility room, a downstairs toilet and additional storage. A door opens directly from the house into the barn.
There are three bedrooms on the first floor, one with an ensuite shower room, and a second shower room servicing the other two bedrooms. All three bedrooms have original wooden floorboards and built in wardrobes.
The house also has a large loft area, with good head height, where some initial work has already been started in order to convert this into additional habitable space. If so desired, one could envisage creating an additional two bedrooms and a bathroom.
The attached barn has a floor area in excess of 100m2 and would make a great development project. For the time being it provides fantastic storage and workshop space. At the end of the barn is an open hangar that is used for covered parking (at 13m by 4m it is also large enough to accommodate a motor home) and dry storage for firewood.
The private grounds include a number of fruit trees and a vegetable garden. The star attraction however is the10 metre by 4 metre, in-ground, salt water swimming pool. It has a paved surround and there is a wooden summer house adjacent.
The popular market town of Piegut-Pluviers is just a few minutes away, home to the largest weekly market in the Perigord Vert, every Wednesday morning. It also has a nice range of local shops, bars and restaurants along with a supermarket, banks, health centre and pharmacy. The international airport at Limoges, with regular year round flights to and from a number of UK airports, can be reached in just 45 minutes.
