Situated on the edge of the beautiful village of La Roche Canillac clutching to the medieval slopes is La Roche Basse, where this charming 1 Bedroom Stone Cottage lies.The simple end of terrace cottage was built in stone in 1824 and is for sale with an attached out-house, a stone outbuilding, an old stone pigsty and an outdoor terrace area steeped in Wisteria, overlooking the steep wooded valley of the Doustre.This Cottage would provide a modest sized holiday home for someone who loves the beauty of the Correze. This Cottage is on the edge of the village above the gorge of the River Doustre, which races down the valley to join the Dordogne just above Argentat. The River Doustre is a "premier 1" trout river and many of the lakes have quantities of trout, pike, perch and huge carp. This Cottage would suit someone who loves to fish in this beautiful area of France. La Roche Canillac is located between Tulle and Argentat and is one of the most beautiful of the villages in the area.Entering La Roche Basse you are greeted by quaint properties built in the 1800's through narrow roads and pathways. Arriving at the Cottage there are a few steps up to the front of the property where there is a small gated terrace with access into the out-house attached to the side of the Cottage and the front door into the property. As the enter the Cottage you immediately arrive in a pretty kitchen/living area (18.5m2) that boasts the beauty of a magnificent inglenook fireplace oozing character. At the back of this room you step into a utility room with shower (1.2m2).The original wooden staircase leads up to a nice double bedroom (16.8m2) with built in cupboards and a decent size shower room of 5m2, plus a separate toilet.Another staircase leads up to a second floor which is currently used as a living room (11.6m2). This room has an original wooden floor and could also be used as a second bedroom if desired.The out-house attached to the side of the cottage has a front and back door (double doors to the rear). To the rear of the property you will find a stone outbuilding and an old stone pigsty (which has no roof).These outbuildings could be converted if desired.A gravelled area leads up to a pretty wooden decked terrace area for outdoor dining with magnificent views over the countryside.
