Ground floor

The front door opens to a spacious entrance hall (17m2) with wooden floor and exposed stone walls. To the left a door opens to a large farmhouse-style kitchen (27m2) with wooden floor, exposed beam ceiling, a range of fitted units, stone fireplace and a door to the garden.

To the right of the hall a door opens to a room (21m2) which requires work to make it habitable.

To the back of the hall a short passage leads to the sitting room (17.5m2) with exposed stones walls and a high ceiling.

First floor

A wooden staircase rises to the first floor landing, off which are two large bedrooms (21m2 each) with wooden floors and exposed beams (the tie beams are fairly low). Also off the landing is a good-size family bathroom (10m2 - bath, wash-basin, bidet and WC).

Exterior

Outside three outbuildings (60m2, 30m2 and 30m2) are ranged around the private courtyard garden.

This is an attractive house in pretty location just a short drive from the towns of Mansle and Ruffec. The house does require some work but is immediately habitable and would make a great permanent or holiday home.
