Opis:

The front of the house looks out over a village green - there are two front doors - one to the main house and one to a self-contained apartment. In addition there is a drive leading to a garage and providing access to the gardens.

Main house:

First Floor:

The front door opens to the 6m2 entrance hall on the first floor of the house. Ahead is a sitting room (19m2) with fireplace and views over the river. There is also a wooden staircase that leads down to the ground floor.

To the left of the entrance hall is an archway that gives access to a second staircase (leading down to the kitchen), a large cupboard, a dressing room (6m2) and a 15m2 bedroom with fine views, wooden floors and fitted cupboards. The dressing room could be converted into a bathroom.

The entrance hall continues to a corridor - here there is a separate WC and a door to a second bedroom (17m2) again with wooden floors and fine views - there is also a door from here back to the sitting room.

Further along the corridor is door to the bathroom (8.5m2) with bath, shower and basin as well as a door into the third bedroom (18.5m2) again with lovely views over the garden and river. There is a door from this room back out to the corridor. If required the bathroom is large enough to be split into two so that the third bedroom can have its own en-suite facilities.

The corridor ends at a door to the Apartment.

Ground Floor:

The stairs from the first floor sitting room lead down in to the 32m2 drawing room - this has a tiled floor, feature fireplace and glazed doors and windows overlooking the garden and river.

A door from one side of the drawing room leads to the 15.5m2 dining room, again with tiled floors and windows overlooking the gardens. There is then a door that leads to the 24m2 kitchen - this has a double aspect with windows and glazed doors to the garden and terrace - it has a range of fitted units and cupboards as well as a door leading to a utility room that also houses the mains gas central heating boiler.

On the other side of the drawing room is a door to a second 28m2 sitting room, again with tiled floor and glazed doors overlooking the garden.

From the sitting room a door opens to a corridor (5.5m2) which gives access to a WC with hand basin and a large 17m2 bedroom (with glazed doors to the garden). Off this bedroom is a 7.5m2 bathroom with fitted cupboards and plumbing for a washing machine.

Apartment:

A separate front door opens into a self-contained apartment. There is an 11m2 galley style kitchen, a separate WC and a bed/sitting room (18.m2) that has a large en-suite shower room (7.5m2) that also has a door back out to the kitchen.

Please note that the layout of the first floor means that the apartment can be enlarged by adding an additional bedroom or else can be incorporated with the rest of the accommodation of the first floor of the Main House.

Outside:

All the rooms of the house face south and overlook the gardens and river.

Along the front of the house is a large 75m2 terrace that is accessed from all the main ground floor rooms. Off the terrace is an 8 x 4 metre swimming pool with stone surround.

The garden terraces are laid mainly to lawn with a selection of mature shrubs and trees. The terracing means that while the property is an area prone to flooding, the risk is limited in the main to the gardens.

There is shady terrace next to the river and then to the far side of the garden is the garage and a large (62m2) outbuilding that provides useful storage (please note that the building is in the flood zone and therefore cannot be converted into habitable space)

Area:

The house is in a very sought after area a few minutes drive from the centre of Cognac. It has a very rural feel and is not overlooked and yet is close to all the main facilities and is ideal as either a main home or second residence.

The area offers a more rural lifestyle than its neighbour. The countryside is undulating, scattered with pasture land, sunflowers and offers wide panoramas. Cognac is probably the best known town in Charente, sitting astride the river Charente it is a really interesting place to visit, to enjoy the distilleries, the river and the wonderful restaurants. Buying property in Charente is better value in the north and east of the department.

To the east of Charente is the department of Vienne which is slightly more rural than its neighbour. The river Vienne, along which there are lovely beaches, flows through the department and adds charm to many of the pretty villages along its banks.
