An outstanding example of a well executed barn conversion project that was completed in 2007 and offers spacious and comfortable accommodation with 3 bedrooms. The project to convert the old barn has been carried out with great attention to detail and to quality of materials. In the centre of the barn is a formal dining and seating area which benefits from light flooding in from huge glazed entrances to both the front and rear of the property. This area is focused around a wood burning stove whose stove pipe is exposed all the way to the roof, thus generating plenty of heat to keep the property warm in the winter. The outstanding energy rating for a property of this type is testimony to the double glazing throughout and the extensive insulation that was installed at the time of the conversion.

Then there is the cosy Snug which provides a lovely space for a desk and some comfortable arm chairs.

There are also two separate rooms on the ground floor which do not form part of the open plan living space. Firstly there is a Utility Room with a sink, plumbing for a washing machine, space for coats and shoes and a ground floor toilet. The room in the opposite corner is used as a wine cave, small workshop and for general storage.

The first of two staircases leads to the stunning Master Bedroom suite. Sliding glass doors open into the room from a small, private landing and the suite includes double wash basins, a shower cubicle, bath and separate toilet.

The second staircase leads to the two guest Bedrooms which have been designed to allow light to flood in from the central section of the barn. They are serviced by a Bathroom with toilet.

Externally there is an easily managed garden which is comprised of lawn with some fruit trees. There is a really nice covered dining terrace and a stone built garden shed for storage of gardening equipment.

The property sits at the heart of a sleepy, peaceful hamlet and is on a small lane, well off the principle road that passes through the hamlet. The village of Saint Saud Lacoussiere is just 4km away and in addition to offering a boulangerie, small supermarket, bar and pharmacy, it boasts what is probably the best fine dining restaurant in the area. Whilst you will certainly feel well away from the stresses of everyday life, the market towns of Nontron and Piegut-Pluviers are only 15 minutes away and the international airport in Limoges can be reached in just 40 minutes.
