Economic Citizenship
Buyers are eligible for the Citizenship by Investment Program offered by the Federation of St. Kitts and Nevis for economic citizenship and passports. If property is sold after five years, subsequent buyers may also apply for citizenship based under the program.
Rental Income
Rental income, less expenses, will be paid to the owner of the property. Expenses include rental commissions, rental management, utilities, and housekeeping.
Personal Use
The fractional program provides periods of exclusive use to each shareholder.
Residence 8 (four-bedroom villa) offers one-eighth fractional ownership which entitles each owner exclusive use for 6 weeks per year. Those weeks are chosen at the time of purchase.
Residence 3 (two-bedroom villa) offers one-fourth fractional ownership which entitles each owner exclusive use for 12 weeks per year. Those weeks are selected at the time of purchase.
Owners can enjoy the residence personally or derive rental income during that period.
Five Years of Operating Costs Included in Purchase Price
The purchase price includes five years of the following operating costs: common area charges, insurance, real estate tax; building, pool, A/C and generator maintenance; cable TV and internet services; water; company and unit management. Charges for electricity, propane and housekeeping during owner's personal occupancy will be charged separately based on usage.
