ITALY, TUSCANY, GROSSETO
3 small villas in a gated plot, 20 minutes from beaches
Recently completed and still with the builder's guarantee
Mortgages available
Prices - Euro 265,000 - Euro 280,000 - Euro 350,000
The plot, in countryside, extends to just over one acre, with three houses on it. These are in an L-shape, looking out across Tuscan views of farmland and vineyards into the distance. Each unit has its own private garden and storage cubicle.
On arrival there are three shaded, double car ports, one for each house.
The land is adjacent to vineyards that produce Morellino di Scansano, a DOCG local wine, owned by the seller of the villas. A local neighbouring family has a house to the north of the property, separated by what is now a fence and will, in future, be a hedge.
The two smaller houses have a usable surface area of circa 100 sq mt, the larger of 140 sq mt
Mortgages are available, as follows:
On Rosmarein Euro 170,000
On Laurier Euro 180,000
On Basilium Euro 250,000
Taking the premise that people buy a place rather than a house, the three small villas are perfectly positioned to enjoy this Tuscan paradise. Their compact size and modest price also makes them affordable, with low maintenance costs, covered by renting them out for a couple of months a year. A local company is assigned to look after them and do odd jobs when needed, against a service charge.
The two smaller villas are identical, one with slightly more light and better views. Though next to each other and connected by a large, covered and common veranda, they are clearly independent of each other, with their own garden and dining-out spaces. The third and bigger villa, overlooking the vineyards to its south, is fully detached, has more internal space, with an extra floor, as well as a larger garden.
Recently completed and finished to a high standard, the villas have tiled floors, solid wood doors and windows, double glazing, supplementary solar water heating with back-up electric, satellite antennas and large beamed verandas. All are equipped with modern gas central heating and have extra storage by way of separate lockable store rooms discretely located in the grounds. Naturally the builder's mandatory guarantee is still in place for several years to come.
Each house enjoys a generous double bedroom on the ground floor, together with a modern bathroom with large shower, a spacious living/dining room area and a separate kitchen. It may in fact be a good idea to remove the partition wall separating the kitchen, thus producing an overall bigger living area, more light, better views and a more balanced sense of space
Up a spiral staircase from the living room you reach the upper floor, suitable for a second double bedroom. This room has two large windows, plumbing and especially great views. These spaces in reality are usable attics with large windows and ample headroom. All three villas are completed and ready to move into. The garden is lovely but still immature.
Location - 6km from Grosseto
