Inspiration has been drawn from the traditional architecture of the island, as well as the rich natural environment. To blend into the island landscape, these properties are constructed from a classic, dark, sustainable hardwood that will be complemented with soft, light interiors and chic vibrant tones to provide a tranquil and intimate living space. Withcomfort and luxury in mind, the studio apartments all feature a king size four poster bed, interior seating area and a spacious private verandah offering dramatic views over the Caribbean Sea There are a number of Purchase Options available when buying property at Paradise Palms. Flexible Owner Use Owners of the one-bedroom cottages may choose to reside in their home all year, should they wish. Home Owners Association (HOA) fees apply and are charged monthly at an estimated rate of $350 for the one-bedroom units. Insurance and property tax also apply and will be charged monthly. Utilities are billed separately and are forecast at $275 to $325 per month when the property is in use. Optional Rental Program All owners are entitled to join the Paradise Palms Flexible Rental Programe. Rental income is pooled according to property type and a 50% share of the profits is distributed to participating owners on a pro rata basis. Rental earnings will be distributed annually. HOA Fees, insurance and taxes apply and are payable monthly. Owners will be charged for utilities during their personal use time. Owners are entitled to limited personal usage of four weeks during the high season. The high season will be set every year and does not include the peak Christmas and New Year weeks. Owners must give notice three months and six months in advance for their low and high season bookings respectively. Additional use time can be applied for with short term notice, subject to availability. Owners may opt to rever to Flexible Owner Use with six months notice. The Leaseback Option

The Developer is also offering a leaseback option, ideally suited to long distance citizenship investors, The owner will benefit from a guaranteed annual return for 4 years during the mandatory 5-year ownership period, commencing from year 2. The first payment will be made at the end of year 2 and the final payment at the end of year 5. The owner will not have to pay HOA fees, property taxes or any fees or costs whatsoever during the 5-year period. Owners will enjoy up to 4 weeks personal usage per year during the months of August and September. Utilities will be charged during personal use time.  At the end of the 5-year term, the leaseback period ends and HOA fees, utility fees, property taxes and Flexible Owner Use will apply.
