This attractive Charentaise vineyard owner's house has the potential for a pretty gite and is in the sought-after Grande Champagne region of the the Cognac vineyards.

This unusual Charentaise property comprises two houses (the main Charentaise and an attached cottage), the houses have been combined to create one unusually large house. It would be a simple matter to divide to two properties to create comfortable guest house/gite if desired.

House

Ground floor

The front door opens to the entrance hall (16 sq m) with tiled floor. To the left a door opens to a suite of two rooms (which would originally have been a single room). The first (24 sq m) has a wooden floor and a marble fireplace. The second (14 sq m) has the same wooden floorboards and a stone fireplace.

To the right of the entrance hall a door opens to a reception room (25 sq m) with wooden floor, high wainscoting and a marble fireplace. From here a door opens to a room (12 sq m - currently used as an office) with wooden floor and marble fireplace. From here a door opens through to what was once the cottage.

The door opens into a living room (20 sq m) with tiled floor and a large stone fireplace. To the far side a doorway leads into a little entrance hall. To the far side of this is a kitchen (18 sq m) with tiled floor and exposed beam ceiling. Off the kitchen are the boiler room, a bathroom and a shower room with WC. To the rear of the kitchen a flight of stairs rises to the cottage's first floor landing.

First floor

A wooden staircase rises from the rear of the main entrance hall to the first floor landing. To the right a door opens to a suite of two rooms (22 sq m and 15 sq m) each with wooden floors and charming little fireplaces. To the left of the landing are two more bedrooms (17 sq m and 10 sq m) both of which have little fireplaces. Also off the landing is a bathroom with WC.

A door to the end of the landing opens into the first floor landing of the cottage, off which are three rooms (23 sq m, 18 sq m and 11 sq m).

Outbuildings

Attached to the end of the builidng is a large barn, next to which is the former distillery - which (subject to relevant permissions) offers potential for further development. Facing the house is long range of single-storey outbuildings.

Garden

To the front of the house is a gravel courtyard which leads on to a very pretty garden with mature trees and shrubs. To the side of this are two more sections of garden - formerly the vegetable garden and a large former poultry-yard. The garden backs onto vineyards.

The house is perfectly habitable but could benefit from a little updating. With a little work the cottage could be brought back to provide an independent guest house. Set in the Grande Champagne, it's in a great location and could make a wonderful home.
