Description:

THE HOUSE IS AVAILABLE WITHOUT THE TOP FLOOR APARTMENT (TO RESTORE) FOR €165,000, OR WITH THE TOP FLOOR APARTMENT FOR €250,000.

Delightful traditional Tuscan family home.

The property comprises a kitchen, living area, dining area, 3 sunny double bedrooms, including 1 with an ensuite bathroom and mini kitchenette, large family bathroom with antique double sinks, cast ball and claw bath, bidet, WC and shower.

The property has been tastefully and lovingly restored by the current owners using local craftsman and local materials, keeping a host of the original features intact.

The dining room adjoins the traditional built kitchen with beautiful handmade/painted tiles. All with the original chestnut beams and terracotta floors.

Outside there is a delightful Florentine stone dining/breakfast area with magnificent never- ending valley views. The original functioning wood burning oven - very large as it was once used to bake the bread for the village as the house was originally the village bakery/shop/ and barber shop!

There are lovely panoramic landscaped gardens, a private car park, big enough for 4/5 cars (a rarity in village homes as are the gardens. A small olive grove provides olive oil for personal use, and a little more (approx. 45 trees). There is also some woodland and a kitchen garden for organic produce/herbs.

Then down on the ground floor of the property is another utility kitchen and two rooms, all currently used as store rooms, but again could also be used as further accommodation. Fireplace on this floor.

This is a fabulous opportunity to acquire a traditional property which has many unique features.

The property has been successfully let for 8 seasons.

The last photo below shows the interior of the village church.

There is an apartment (to be completed) on the top floor which could be purchased also (for €250,000 for the whole building).

Area Description

This Magnificent area also known as 'Little Switzerland' above Pescia is an area of outstanding natural beauty, a heaven of peace and tranquillity without being isolated. In fact the nearest large town, Pescia, is just 15 minutes away by car. There you will find supermarkets, hospital, shops, a lovely Saturday market in the main square, excellent train and bus service, etc.

The medieval village of Vellano nestles in between the chestnut and olive trees so typical of this area and really is an unspoiled Tuscan Jewel. A lovely place to live or holiday, the owners have lived very happily in the village for over 14 years. Just 3 minutes' stroll from the property are two excellent little restaurants serving delightful local traditional dishes using delicious local products.

There is also a baker for fresh bread baked daily in the wood burning oven, and a small grocery shop, a post office, a museum, a small social club with delightful dinner dancing. The owners have successfully rented the house for eight years and the guests just love it there.

Vellano has an excellent central position being just an hour from the airports of Pisa and Florence, an hour from Florence, the beach, the spas of Montecatini Terme, the city of Lucca, top class golf just under an hour away and great walking all around as well as skiing 60km away.
