Luxury homes, as defined by Italian property law, do not qualify for the concessionary rate of tax (currently 2%) available to residents, or to those intending to establish residence within a year, buying their first house.
In these cases tax + registry charges on residential property will total 9% of the ‘valore catastale’. These are calculated by the notary according to a number of assessment criteria which often results in a figure considerably below the purchase price.
Agricultural land is currently subject to tax at 18% of its ‘valore catastale’.
