Traditional Eixample Apartment Covering A Whole Floor

This classic apartment can be found in a stunning Eixample building in Barcelona, in the central street calle Girona. The building was built in 1920 and the original design was for one apartment per floor. There are a total of 6 floors including the commercial premises on the ground floor. The 5 remaing 5 storeys are all homes. The building, due to its age, state of preservation and location, is now a listed buildng following the Spanish system and is listed in the list of Barcelona Patrimony in the town hall. As a listed building it enjoys enhanced protection which is a further guarantee of both maintaining the beauty of the building and the value of the property.

The buildings facade has a pleasant symmetry with continuity in it impressive vertical lines. All of the windows have balconies which have been vertically aligned, with a larger balcony surface area on the lower floors, gradually getting smaller as you go up the building. All of these balconies feature their original wrought iron railings with beautiful decorative corbels surrounding them.

In terms of layout, the interiors of each floor have been clearly determined by the supporting walls, which leave each flat with a width of around 7 meters and a length of more than 20. This means they have been designed with the main rooms at each end, at each of the buildings openings.

In terms of its actual construction characteristics, the load bearing walls are all solid brick with the ceilings being supported by wooden beams - this gives the apartments their traditional 'Catalan Vault' ceilings. These beams have been well preserved and re-treated with a colourless protective varnish, and in the other rooms there are brand new plasterboard ceilings. The space has also maintained many of its beautiful mosaic floor tiles.

The reform was undertaken with the intention of keeping the basic interior layout of the apartment the same, leaving the bedrooms nearer to the buildings main facade (on calle Girona) where they can benefit from the morning sun, and a large living area and kitchen on the inside of the apartment, so they can benefit from the afternoon light provided by the peaceful interior courtyard. The number of bathrooms has been increased from one to three, leaving two on-suit bathrooms and one main bathroom for the living area.
